The plumbing decisions that get made too late

Most bathroom projects go wrong on sequence rather than on taste. Moving a toilet means moving a soil connection, and that depends on the gradient available under the floor — which is a plumbing constraint, not a design choice. Finding that out after the tiles are ordered is expensive.

The other late discovery is what is behind the existing wall. Older Gauteng homes frequently have galvanised supply that has been quietly corroding, and there is little sense in connecting new fittings to a line that is at the end of its life. It is cheap to replace while the wall is open and expensive afterwards.

Worth deciding before demolition

  • Whether fixtures move, and whether the gradient allows it
  • Whether existing supply pipework is being reused or replaced
  • Where isolation valves will sit for future maintenance
  • Whether the geyser position or capacity changes
  • Waterproofing sequence relative to the plumbing first fix

What usually gets found once the wall is open

  • Galvanised supply at the end of its service life
  • Waste runs at a gradient that was never correct
  • Previous repairs done in mixed materials
  • No isolation valve on the branch

Ask for isolation valves on each branch while the wall is open. They cost very little at that stage and they mean a future tap repair does not involve shutting off water to the whole house.

Common questions

Can I move the toilet to the other side of the bathroom?

Sometimes, and it depends entirely on the fall available to the soil stack. It is worth establishing before the layout is finalised, because the answer is structural rather than negotiable.

Should I replace the pipework while the bathroom is open?

If it is galvanised and more than about thirty years old, almost certainly. The labour is already being paid for; doing it later means opening the same wall twice.

Do you work with the tiler and the builder?

Yes. Bathroom plumbing runs in two stages — first fix before waterproofing and tiling, second fix after — and the sequence needs agreeing with whoever else is on site.
