Repair or replace, and what compliance actually requires

Not every geyser fault needs a new cylinder. A unit that has stopped heating is often an element or thermostat, which is a fraction of the cost of replacement. A cylinder that has actually burst or corroded through is a replacement. Establishing which one you have, before quoting, is the whole job.

Age is the honest guide. Most domestic geysers are built for roughly 8 to 12 years of service, and in Gauteng's moderately hard water, scale on the element shortens that. A unit past ten years that has already had a repair is usually better replaced on a planned basis than left to fail into a ceiling.

Common faults and what they mean

  • No hot water at all — usually element or thermostat
  • Water lukewarm — often a failing element or scale build-up
  • Tripping the electrical board — element earth fault
  • Dripping from the overflow — pressure valve, not always a fault
  • Staining on the ceiling — the tray is not draining, treat as urgent

What a compliant installation includes

  • Installation to SANS 10254
  • A correctly sized and plumbed drip tray with an overflow to outside
  • Pressure control and vacuum breakers fitted at the right heights
  • A Certificate of Compliance issued on completion

The Certificate of Compliance is the document an insurer asks for after a geyser failure. If a replacement is installed without one, a later claim can be refused on the basis that the installation was not certified. It should be issued on the day, not promised for later.

Common questions

How do I know if my geyser needs replacing or just repairing?

If it is under about eight years old and has stopped heating, a repair is likely. If it is over ten, has been repaired before, or the cylinder itself is leaking rather than a fitting, replacement is usually the better spend.

Water is dripping from a pipe outside. Is my geyser broken?

Not necessarily. The pressure control valve releases water as the cylinder heats, and some discharge is normal. Constant running is not, and that does need looking at.

Do I get a Certificate of Compliance?

Yes, on completion of a geyser installation. Keep it — it is what your insurer will ask for.

There is a brown stain on my ceiling under the geyser.

Treat that as urgent. It usually means the drip tray is not draining where it should, so water is going into the ceiling instead of outside. That is a cheap fix now and an expensive one after the ceiling comes down.
